Days on Market Calculations

Days on Market are calculated from the List Date through the Off Market Date.

Off Market Statuses are: Pending, Sold, Expired, Withdrawn, and Cancelled.

For the status of Temporarily Off Market, the DOM calculations are suspended while in the TOM status. Once the listing is Active again, the DOM will accumulate again.

For the Sold Status, the DOM are calculated based on the List Date to the Pending Date. If the listing status was changed from Active Option or Active Contingent or Active Kickout, then to the Sold Status, the Days on Market will calculate from the Listing to the Pending Date that is entered once the listing is placed into the Sold Status.

Cumulative Days on Market is calculated by adding the DOM from a previous listing with the DOM of a current listing where there is no substantial break in the time period between when the first listing was on the market versus the next listing.

Why do I need to send in supporting documentation for an extension etc.? 

Having the documentation is for the protection of our members, as we do not want listings being altered without our members' written permission and it is against Association policy to update listings without documentation.  

How long do I have to update my status in the MLS?

NTREIS MLS requires all updates within 72 hours of the change. 

What happens to my listing when I switch it to "Temporarily Off Market"?

This pauses “Days on Market” (DOM) and “Cumulative Days on Market” (CDOM) until the listing is put back to “Active” or defaults to the expiration date.

How do I reset Days on Market?

Switching your listing status to “Cancelled” for 30 days resets the DOM and CDOM. All statuses including “Coming Soon” and “New Listing” must be entered after 30 days to reset DOM and CDOM.

(Please be sure you have the correct paperwork to cancel any listing, which your Broker has permission to do.)
