November's MLS Quick Tips Recap

Every Thursday GDWCAR releases MLS Quick Tips on our social media channels. (Are you following us on Facebook, Instagram, and Twitter?)

Here are November's MLS Quick Tips:

CDOM (Cumulative Days on Market), What About It?

To reset the CDOM to zero the property must be in a permanent off market status for over 30 days. A permanent status will be the expired, canceled, or sold statuses.

Status Break

The TOM and WD (Withdrawn) status stops the count and continues again once the listing is put back on market.

Did You Know – Auctioned Property?

There are no prohibitions against an auction property as long as they are offering cooperating compensation in NTREIS MLS.

*Auctioneers are not required to be licensed by TREC when auctioning real property for sale. But a licensed auctioneer may not show the real property, prepare offers, or negotiate contracts unless the auctioneer is a broker or agent. Tex. Occ. Code 1101.005(4) https://statutes.capitol.texas.gov/Docs/OC/htm/OC.1101.htm,

22 TAC 535.5(e) https://www.trec.texas.gov/.../rules-and-laws/trec-rules...

News from NTREIS – Why Are Areas & Subareas Phasing Out?

- Area boundaries are subjective; some are school boundaries which change, others are neighborhood or street boundaries

- Area identifiers are not useful to consumers

- The vendor that updated the geo boundaries for our area maps is no longer available for that service

- Subjective area boundaries can be likened to the "redlining" maps of old and any suggestion of discriminatory steering has no place in the future of this industry
