DENTON, TEXAS — (April 15, 2026) — March 2026 housing reports are now available. Data from the Greater Denton/Wise County Association of REALTORS® shows inventory continuing to expand across North Texas, signaling an ongoing shift away from the ultra‑tight market conditions seen in prior years. Several Denton County communities experienced higher active listing counts compared to earlier in the year, while price performance varied widely by location.
Across the tri‑county area, inventory levels have moved closer to balance:
- Denton County: 3.9 months of inventory, reflecting a more normalized market where well‑priced homes continue to attract buyer interest. The median home price currently stands at $422,500.
- Wise County: 5.9 months of inventory, giving buyers increased choice and negotiating power. The median home price in March was $342,500.
- Montague County: 10.3 months of inventory, the highest supply level in the region, clearly favoring buyers. The median price of $171,000 makes Montague County one of the most affordable markets in North Texas.
The March 2026 housing report reflects a market that continues to rebalance as inventory rises and price trends diverge by community. Sellers remain competitive in parts of Denton County, while buyers are finding expanded opportunities across Wise and Montague counties. Strategic pricing and local market knowledge remain key as conditions evolve moving into late spring.
